Master bathroom remodel, shower conversion or full gut: which scope you need
Bathroom projects fall into four scopes. The line between them is the plumbing: as soon as a drain, supply line or vent moves, the job needs a plumbing permit and the walls or floor have to open.
Cosmetic refresh
New vanity and mirror, light fixtures in the existing boxes, paint, and new floor or wall tile over a sound surface. The plumbing stays where it is. This is the fastest scope and, in San Jose, often one that needs no building permit.
Tub-to-shower conversion or new walk-in shower
Many homeowners replace a tub with a walk-in shower to make the room easier to use as they get older. The work goes deeper than it looks: the shower drain usually changes size and position, the floor needs a new pan or waterproofed slope to the drain, and the walls get a waterproof membrane before tile. Custom frameless glass enclosures, rainfall showerheads, body jets, and premium tile work create a spa-like shower experience.
Master bathroom remodel
A primary bath often gets a double vanity, a larger shower, and sometimes a separate freestanding tub, which can mean new drain lines and a reworked layout. Walk-in showers are great for accessibility and modern style, while bathtubs add value and relaxation. Many clients opt for both in a master bath.
Full gut renovation
Everything comes out to the studs and subfloor: supply and drain lines, venting, wiring, insulation and wallboard are replaced or brought up to code before new finishes go in. A gut makes sense when there are signs of hidden water damage, when you are changing the layout, or when the old pipes are due for replacement anyway.

What sits behind the tile: waterproofing and ventilation
Tile and grout are not waterproof. What keeps water out of the framing is the layer behind them: a shower pan or waterproof membrane that runs up the walls and slopes to the drain. When that layer fails, the damage stays hidden until a tile loosens or a ceiling below stains.
“Poli and his team did a great job helping rebuild our shower stall which had developed a leak in the pan.”
Eugene S., on a shower rebuild (Google review)
Signs that a bathroom may hide water damage: grout that keeps cracking, tiles that sound hollow or move, a soft spot in the floor near the toilet or tub, peeling paint or mildew that returns, and stains on the ceiling under an upstairs bathroom. Any of these is a reason to plan for opening the walls rather than tiling over them.
Ventilation matters as much: an exhaust fan vented to the outside, not into the attic, removes the moisture that otherwise ends up in the walls. Our attention to waterproofing, proper ventilation, and code compliance means your beautiful new bathroom is built to last for decades, not just years.
Permits and code in San Jose
Permits are typically required for plumbing, electrical, and structural changes. We handle all permitting to ensure your project is fully compliant with local codes. The City of San Jose draws the line this way:
- No building permit: tile installations with no structural change, floor finishes, paint, cabinet or vanity cabinet replacement, and simple repairs to drains, faucets and toilets.
- Plumbing permit: new plumbing work, and replacing a concealed trap, drainpipe or vent pipe, which the City treats as new work.
- Electrical permit: new circuits and wiring; replacing outlets and switches in existing boxes is exempt.
- Building permit: moving or removing walls and any structural change.
A remodel of 750 square feet or less on a one-story house with no structural changes can use the City’s over-the-counter permit service when the property meets its site criteria; a house on the City’s Historic Resources Inventory needs a Planning clearance first. Timeline from design to done
A typical bathroom remodel takes 3-6 weeks. Simple cosmetic updates can be completed in 1-2 weeks, while full gut renovations with plumbing changes may take 6-8 weeks. The weeks of design and ordering come before that, and they matter: a custom glass enclosure is measured only after the tile is set, so it is ordered late and should be planned for.
- Free Consultation. We discuss your vision, style preferences, and budget to understand exactly what your dream bathroom looks like.
- Design & Planning. Our designers create detailed plans and 3D renderings so you can visualize your new bathroom before construction.
- Material Selection. We guide you through showrooms to hand-pick tile, fixtures, vanities, and hardware that match your style.
- Transparent Estimates. Detailed cost breakdowns with no hidden fees. You’ll know exactly what to expect before we begin.
- Expert Construction. Demolition, rough plumbing and electrical, the rough inspection, waterproofing, tile, fixtures and the final inspection. Our skilled craftsmen execute the renovation with precision, keeping you updated at every milestone.
- Final Walk-Through. We do a thorough inspection with you to ensure every detail meets our high standards and your expectations.
If it is the only bathroom in the house, ask the contractor at the first meeting how a toilet will stay usable during the work.
What drives the cost of a bathroom remodel
- Moving plumbing: relocating a toilet, shower drain or vanity costs far more than reusing the existing locations.
- Tub to shower: drain changes, a new pan or sloped mortar bed, and waterproofing.
- Tile: the area covered (floor-to-ceiling or wainscot height), the tile size and the pattern.
- Glass, vanity and fixtures: a frameless enclosure, a custom vanity and thermostatic or rain shower valves all add cost.
- Heated floors and lighting: extra circuits and controls.
- Hidden damage: rot or leaks found once the walls are open.
Bathroom remodel costs range from $15,000 to $50,000+ depending on scope, materials, and size. We provide detailed estimates during your free consultation. Our bathroom remodel cost guide explains each factor in more depth.
The spend tends to come back: bathroom remodels consistently rank among the top home improvements for return on investment. Modern fixtures reduce water consumption by up to 30%, saving you money on utility bills every month.

Bathroom remodeling questions
What tile works best in a shower?
Porcelain is the common choice for shower walls because it is dense and absorbs very little water; natural stone looks warmer but needs sealing and gentler cleaners. On the shower floor, smaller tiles follow the slope to the drain more easily and their extra grout lines add grip. Whatever the tile, the waterproofing behind it does the real work.
What should I ask bathroom remodelers in San Jose before hiring one?
Ask how the shower will be waterproofed and with what system, who does the tile work, whether the quote includes the permit and inspections, who your day-to-day contact is, and how hidden damage found during demolition is priced. Our guide on choosing a remodeling contractor lists more questions.
Can you remodel a bathroom in a condo or townhouse?
Yes. Condo and townhouse work usually also needs the homeowners association’s approval and follows its rules on work hours and access; ask for the approval and those rules to be built into your schedule.
