## Full kitchen remodel or refresh: what changes the scope

The biggest decision is not the cabinet color but how much of the room moves. Keeping the sink, range and walls where they are keeps a kitchen remodel simpler and shorter; moving them is what turns a kitchen into a construction project with a permit, inspections and sometimes an engineer.

| Scope | Typical work | Building permit in San Jose? |
| --- | --- | --- |
| Refresh | Refaced or new cabinets, new countertops, backsplash, paint, flooring | Not for cabinet refacing or replacement, countertop replacement, floor finishes, paint, or tile with no structural change |
| Full remodel, same layout | All of the above plus new appliances, lighting circuits and plumbing fixtures | Yes for most electrical, plumbing and mechanical work and for installing major appliances |
| Layout change | Moving the sink or range, adding an island with power or water, removing a wall | Yes; removing a load-bearing wall also needs a structural design |

Cabinet refacing, new hardware, updated lighting, laminate countertops, and a fresh backsplash can dramatically transform your kitchen without a full renovation. When the layout works but the finishes are tired, a refresh is often the better spend.

Opening the kitchen to the living room usually means taking out a wall. If that wall carries the roof or the floor above, the opening needs a beam sized by an engineer, and the permit can no longer go through the City's over-the-counter service, which excludes changes to load-bearing walls.

## Layout, 3D renderings and choosing materials

### Layout first

We start with how you cook and gather: who uses the kitchen at the same time, where groceries land, where the trash and recycling go, and how much counter you need on each side of the sink and range. We create detailed layouts and high-end renderings so you can visualize your new kitchen's functionality before construction begins. Changing a line on a drawing costs nothing; changing it after the cabinets are ordered does.

### Cabinets

From full custom cabinets to cost-efficient refacing, we give your kitchen storage a beautiful upgrade with minimal disruption. Refacing keeps the existing cabinet boxes and replaces doors, drawer fronts and visible panels, so it suits a layout you are keeping. New cabinets let you change sizes, add deep drawers and pull-outs, and fit an island.

### Countertops

Quartz, granite, and marble countertops paired with pull-out organizers and functional pantries maximize your space. Quartz is an engineered stone that needs no sealing; granite is natural stone that benefits from periodic sealing; marble is softer and can etch where acids such as lemon juice or wine sit on it. Stone is templated after the base cabinets are installed, so countertops arrive in the second half of the job.

### Lighting, flooring and fixtures

Plan lighting in layers: task lights under the upper cabinets, general ceiling light, and accent or pendant lights over an island. Flooring that continues into the next room has to be chosen with that room in mind. We tour showrooms together so you can touch, feel, and see the materials you're interested in before committing. ## Permits for a San Jose kitchen remodel

We handle all permitting and inspections required for your kitchen remodel. Our team is experienced with San Jose and Bay Area building codes. Under the City's rules, surface work such as cabinets, countertops, floor finishes, paint and non-structural tile needs no building permit, while new or moved plumbing, most electrical and mechanical work, major appliance installation and any wall or structural change does.

- A remodel of 750 square feet or less on a one-story house, with no load-bearing changes, can qualify for the City's over-the-counter permit service if the property meets its site criteria.
- Skipping a required permit has a cost later: the City notes that state law requires you to disclose unpermitted work when you sell, and insurance generally will not cover damage related to it.

## How long a kitchen remodel takes

A medium-size kitchen remodel typically takes 6-12 weeks. Simple updates like appliance swaps and finish upgrades can be done in 2-4 weeks, while full renovations with structural changes may take 12-16 weeks. We're transparent about timelines from day one.

The order of work explains most of that time: design and ordering, demolition, rough plumbing and electrical, the rough inspections, insulation and drywall, cabinets, countertop templating and installation, then backsplash, fixtures, appliances and the final inspection. Cabinets and some appliances can take weeks to arrive; ordering them before demolition avoids weeks without a kitchen, so ask your contractor when yours will be ordered.

Can you live at home during the work? In most cases, yes. We set up temporary kitchen areas and phase the work to minimize disruption to your daily life.

## What drives the cost of a kitchen remodel

- **Layout:** moving the sink, dishwasher, range or gas line costs more than reusing their locations.
- **Walls:** a non-structural wall is demolition and patching; a load-bearing wall needs an engineered beam and plan review.
- **Cabinets:** refacing, ready-made, semi-custom and custom cabinets sit at very different price levels.
- **Countertops and backsplash:** the material, the number of seams and cut-outs, and the edge detail.
- **Appliances and power:** new circuits for an induction range or extra appliances, and sometimes a panel upgrade.
- **What the walls hide:** older wiring, plumbing or water damage found during demolition may need to be replaced before the new kitchen goes in.

Costs vary based on scope, materials, and kitchen size. A typical Bay Area kitchen remodel ranges from $30,000 to $100,000+. Your dedicated project manager will provide a detailed estimate during your free consultation. A modern kitchen remodel is one of the best investments you can make, often recouping 70-80% of costs at resale.

## Choosing a kitchen remodeler, and our San Jose kitchens

When you compare kitchen remodeling contractors in San Jose, ask each kitchen remodeler for photos of kitchens they finished, their license number to check with the state board, who will run your job day to day, and how they handle a change once work has started. Our guide on [choosing a remodeling contractor](https://qabuilders.com/how-to-choose-a-reliable-home-remodeling-contractor/) covers the rest.

Photos of kitchens we finished are at the top of this page and in our [portfolio](https://qabuilders.com/portfolio/). QA Builders is the top kitchen remodeling company in San Jose, offering comprehensive services from start to finish.

## Kitchen remodeling questions

### Does a kitchen remodel in Willow Glen follow different rules?

No. Willow Glen is part of the City of San Jose, so the City's permit rules above apply. The one extra step comes if your house is on the City's Historic Resources Inventory: then even a remodel needs a clearance from the Planning Division before the building permit is issued.

### Can I replace only the cabinets?

Yes, and in San Jose replacing cabinets needs no building permit on its own. Plan for what comes with them: the sink and dishwasher are disconnected and reconnected, stone countertops often cannot be lifted off and reused intact, and new cabinet sizes have to fit the appliances you keep.

### Who will I deal with during the remodel?

Your dedicated project manager works with you to fully flesh out your kitchen remodel vision, from modern minimalism to cozy family-friendly spaces, and stays your contact through construction.

### Should I use one contractor for a kitchen and a bathroom remodel?

Yes, as long as that contractor holds a California "B" General Building license. The state licensing board says a job needing more than two types of work on a building can be contracted for and overseen in full by a licensed general building contractor, and gives a kitchen remodel with plumbing, electrical and carpentry work under one contract as its example ([CSLB](https://www.cslb.ca.gov/Consumers/Hire_A_Contractor/What_Kind_Of_Contractor.aspx)). A kitchen and a bathroom remodeled together are that kind of job.

QA Builders holds that license (CSLB #1073096) and takes on kitchen and bathroom remodels in Mountain View and the other towns we serve. Every project receives a dedicated project manager so you know who to turn to every step of the way. In Mountain View, permits are reviewed by the City of Mountain View's [Building Division](https://www.mountainview.gov/our-city/departments/community-development/building-fire-inspection), not by San Jose.

Whether doing both at once costs less depends on each room's scope, so ask for an estimate that prices each room on its own lines; our [kitchen remodel cost guide](https://qabuilders.com/kitchen-remodel-cost-san-jose/) and [bathroom remodel cost guide](https://qabuilders.com/bathroom-remodel-cost-san-jose/) explain what drives each price. If it is your only bathroom, ask how the work will be phased so you are not without a kitchen and a shower at the same time (more on our [bathroom remodeling](https://qabuilders.com/bathroom-remodeling/) page).

### Do I need a separate kitchen designer, or can a design-build contractor do it?

Not with QA Builders. We provide complete design-build and construction services, including permitting and project management: the layout and 3D renderings are part of the kitchen remodel, so you see the new kitchen before construction begins, and the same licensed contractor (CSLB #1073096) handles all permitting and inspections and builds it, working with architects and engineers when the work is structural.

A separate designer suits a homeowner who wants a particular designer's work. California's architects' licensing law lets someone who is not an architect draw cabinetwork and nonstructural interior alterations that do not change or affect the structural system or safety of the building ([Business and Professions Code 5538](https://leginfo.legislature.ca.gov/faces/codes_displaySection.xhtml?sectionNum=5538.&lawCode=BPC)). An opening in a load-bearing wall still needs a beam sized by an engineer, and whoever contracts to build the kitchen must hold a CSLB license when the work needs a building permit or is valued at $1,000 or more.

Before you sign, ask the contractor how the designer's drawings become the permit set, who applies for the permit, and how a change is priced and approved once work starts. See [how our design-build process works](https://qabuilders.com/), from the first drawing to the final city inspection.
